A Direct Sale Can Reduce the Work—But the Details Matter
Tenants do not disappear because the property is sold. Lease terms, deposits, notices, access, rent records, local law, and property condition must be evaluated. A buyer may accept the tenancy, require vacancy, or structure terms around the existing lease.
- Gather signed leases, addenda, ledgers, notices, and deposit records
- Follow local law for access and communications
- Disclose disputes, nonpayment, damage, or pending cases
- Do not promise vacancy unless legally and practically achievable
- Address security-deposit transfer at closing
